House Rules

-Please take care of keys. A fine of R1000 plus cost to get new keys apply if lost.
- The house can be cold and can be damp during winter. It's not advisable to stay here if are not familiar with Cape Town during winter. See "Other Things To Note"
- Park your car inside the garage. One BMW X3 or 4 door hatch back vehicle will fit perfectly. If your car is larger don't reserve this place.
-Only gas braai to be used in the courtyard. Weber to be used on front deck, not in courtyard at all.
-You are responsible to pull the dustbin out on collection days. Unfortunately, if not done the cost can be as much as R450 or more if excessive to remove.
- There is solar power. It's not unlimited. And every plug and appliance may not work (kitchen and main bedroom). All lights will work. BUT this will depend on how much electricity you use. If excessive use of high watts stuff like heaters, hairdryers, and microwaves you'll run out of electricity
- This is a self catering home not a hotel. We provide a starter pack of essetials and you must get more if you need. Additional cleaning is only one in 7 days for long stays.
- The hot tub is not for kids. No diving. You are responsible when you decide to stay here. Making fire and water in the tub is a hazard. Purchase your own fire making stuff. Keeping the tub clean is your responsibility. The hot tub cleaned before arrival.
- The house is pet friendly at R500 per pet. Not all pets are allowed. Check with us first.
- You are aware that this home is subject to South African Loadshedding before you reserve this accommodation. We have solar but it's limited.
- Peaceful neighbourhood-quiet at 22:00 pm
-No additional overnight guests.
-check in after hours carries a fee.
-You are booking and paying per person, ensure you have entered the correct number of people (even if they are staying for a shorter time). All extra guests will be charged for accordingly.
-Water and power are a scare resources. Be reasonable. Any abnormal use is for your account. Electricity usage above 50 units per day is for guests account. 500 units available for 21 days or more and guests to top up themselves.
-The accommodation is for short-term residential rentals. It is not for parties, receptions, festivals, meetings, commercial use, or guests above the registered number. If you intend any commercial use please ask before booking. If you use it for commercial purposes without permission R25000 is payable immediately for each day it was used or part of a day. Rental doesn't qualify as residency or allow use of our mailing address. Should you need a package(s) delivered, please ask in advance for permission or options.
-Please help us and abide by the city water restrictions at the time of your visit.
-Smoking is only to be enjoyed outdoors, away from doors and windows and away from the hot tub. No glass near Hot Tub.
-Please do not make any fires in strong winds and ensure all flames are extinguished after use.
-As a guest, you are by South African law required to have travel insurance for your party. You may have to show this at Airports.
-Guests agree to stay for the days booked only. In case you or any guests in your party require quarantine you will require to vacate the home at no later than the end of your agreed departure date. If we can accommodate you for quarantine we can inform you. If you don't depart from the accommodation a penalty of at least R20000 is payable. And in addition at least R8000 per night thereafter for non agreed dates
-you are responsible for locking up and taking security precautions at the house.
-no furniture is to be moved around

The space
The modern interior features a spacious open plan lounge with smart TV for winding down after a day of exploring. The dining room flows nicely into the fully equipped kitchen with stainless steel appliances.

There are 4 well-appointed bedrooms to accommodate up to 8 guests, 6 adults comfortably. It's not a large property, especially for 8 guests as there are only two bathrooms.
The master features a luxurious king size bed and en-suite bathroom. There are 2 rooms with single beds that share a bathroom, and a 4th bedroom/loft with a queen bed above the kitchen has a spiral steep staircase ideal for kids but if you choose adults can use it at their own risk.)

Start your mornings with coffee on the front deck overlooking the neighborhood, equipped with outdoor furniture, BBQ and a wood fired hot tub. The back interior courtyard has a misting spray system perfect for cooling down on hot days.

Additional amenities include fast uncapped WiFi throughout, laundry facilities and off-street parking for 1 car.

The location puts you within short distance to attractions like the Company's Garden, art galleries and museums, and a gym, while providing easy access to top destinations like Table Mountain, Kirstenbosch Gardens, Cape Town Stadium and the V&A Waterfront. Beaches, wine estates and more are just a quick drive away.

Experience the energy and beauty of Cape Town from this ideally situated home.

With the new solar power at the house, most lights will remain on, as well as the TV and WiFi. The solar does not mean you can continue running everything as normal. Please be mindful and never use high WATT devices from the kitchen or any hairdryers.


You can easily run out of stored power during loadshedding.

Gardens is an interesting suburb but don't leave your car on the street and never leave anything of value in the car.

Guests have access to the entire house.
Additional notes
No world city is without pests. And we have pest control in once a year. But things can go wrong. Be aware. Ensure you leave no food outside, no dirty dishes. If you encounter any pests contact us immediately.

During summer the house can get exceptionally hot. Be warned. The aircon is limited to one bedroom. We recently add another in the small bedroom.

Winter Weather Advisory: Cape Town winters (June-August) are notably cold, wet, and damp. This climate is normal for our region and does not indicate mold. Our homes, like many in Cape Town, are not heavily insulated for winter conditions. We provide blankets and heaters, but we strongly advise guests to:

Pack warm clothing, including layers and rain gear. Expect to use heating regularly during your stay - for you to top up.

Be prepared for indoor temperatures cooler than you may be accustomed to.

For guests seeking warmer weather, we recommend visiting from November to March. By booking during winter, you acknowledge and accept these conditions.

While some houses in the vicinity may appear outdated or unkempt, many homeowners, including ourselves, are actively renovating and improving their properties. Our home is an example of such renovation, offering a modern, well-appointed space.
Our entrance is well-maintained, and we have implemented extra security measures [camera, armed response, secure garage for one car] to ensure our guests feel safe and secure during their stay. The area is conveniently located just blocks away from popular amenities like [Garden Shopping centre, Virgin Active Gym a block or two away, various coffee shops]
