House Rules

-No parties, events, or unauthorised gatherings allowed.
- The house can be very cold and can be damp during winter. It's not advisable to stay here if are not familiar with Cape Town during winter. See Other Things To Note for more.



• Only authorised pets are allowed, and you must enquire prior to booking. A pet fee is payable.

• No smoking allowed.

• No unregistered guests allowed without prior arrangements.

• No 3rd party bookings allowed.

• Please respect the neighbours and keep noise levels down. Enquire about quiet times.

• Please turn off the AC and heaters when you go out.

• Please respect check-in and check-out times. Unauthorised occupancy is charged at 4 times paid rate plus legal fees incurred.

• You are responsible for locking up the unit during your stay. Please take extra care of your keys. Lost keys incur a replacement fee plus R500.

• Furniture is not to be moved around.

• South Africa experiences loadshedding (planned power outages). Please ensure you are aware of this.

• Check-ins after hours carry a fee. Please enquire about the cost.

• Any excessive usage of water or electricty will be charged for. Ask for allowance when booking or checking in.

• Housekeeping available for stays longer than 8 nights. If you are paying a discounted monthly rate the clean will be discussed with you.

• All guests making use of the premises need to register online or provide a guest list prior to booking . Copies of passports and IDs need to be provided at the check in of all pre- registered guests.

• You agree to indemnify and hold harmless the property owner, agent and manager or staff from any and all claims, damages, liabilities, costs, and expenses (including reasonable attorney's fees) arising from or related to your stay at the property, including but not limited to any injury to persons or property caused by your actions or omissions.

The space
The main en-suite bedroom with a king bed is on the top level with an en-suite shower. Bathtub, in the main bedroom, from where you can see the ocean and mountains beyond. This bedroom leads to the top main patio.

You will also find the open plan kitchen and living area on this level opening onto the patio.

The second bedroom, en-suite with shower has a queen bed and is one level down and opens onto another larger patio.

You will also find a sleeper couch in this bedroom suitable for 1 child.

Both bedrooms have aircon.

There is a single remote control garage on the ground level.

The swimming pool with a "gazebo" is situated at the back of the property with some ocean views. Two sun loungers and a dining table for al fresco meals.

The kitchen is equipped with a gas hob and electric oven, washing machine, dishwasher, fridge, and Nespresso machine.

There is a freezer on the patio for extra freezing space.
The property comes with a smart TV, Uncapped 20mbps wifi and there is solar to keep most devices on when there is load-shedding.

The garage length is 5.9 meters. The second is shorter.
Guest access
The entire house, apart from one garage parking bay and a locked storeroom next to this bay. On Fridays you will encounter our friendly pool team who have private access to the pool area to keep it sparkling for you. The gardener also comes in from time to time.

Winter Weather Advisory: Cape Town winters (June-August) are notably cold, wet, and damp. This climate is normal for our region and does not indicate mold. Our homes, like many in Cape Town, are not heavily insulated for winter conditions. We provide blankets and heaters, but we strongly advise guests to:

Pack warm clothing, including layers and rain gear. Expect to use heating regularly during your stay - for you to top up.

Be prepared for indoor temperatures cooler than you may be accustomed to.

For guests seeking warmer weather, we recommend visiting from November to March. By booking during winter, you acknowledge and accept these conditions.

Note: Simonstown can be extremely windy. Even your hangups (may be hungovers) can be blown away. It happens occasionally. Bring earplugs. And contact your host. She may able to hold your hand and fix issues. If you expect a boring windless utopia don't stay here :)

If you expect pristine cleanliness you'll get it.

The pool cleaning team enter on Friday mornings.

Behind this home are a few lovely apartments, they border onto Cape nature reserve. If you prefer not to be close to nature then this is not for you. You will encounter birds, bugs, ghekos and maybe even a small field mouse in the garden =) Beautiful creatures all around.

Above the harbour built up against the mountain for the views. Friendly neighbourhood with kind and peaceful neighbours. Close to the town center for a quick coffee or stroll.
Getting around
You may be fit and enjoy walking down to town but a car is needed for grocery shopping etc
